Terms and conditions of Booking

To confirm booking 25% deposit to be paid and booking form returned.

Balance payment required 8 weeks prior to arrival on receipt of statement.

Cancellation forfeit of 25% deposit, full payment required if cancellation of booking occurs within 8 weeks of arrival, we will do our utmost to resell the week and if we are able to do this we will offer refund or partial refund depending upon the rate we are able to achieve for reselling.

Security deposit. A security deposit is required with each booking, which is fully refundable four days after departure assuming the house and its contents are left as found. Smoking in the house forfeits security deposit.

Restrictions of availability

We are not able to take mini breaks or weekend bookings through the summer holiday period from the last week of July through to the first week of September.

All summer holiday bookings must run from Saturday to Saturday.

Minimum four night booking outside summer holidays (although you do not have to use the four nights)

House Rules

No smoking in house. Smoking permitted in garden areas but please dispose of butts properly.

Dogs allowed in house by prior arrangement, but please ensure dogs are kept on ground and first floors only and to keep them off the furniture. Please ensure all dog mess is disposed of appropriately and the garden is checked on departure as the cleaners will not be responsible for this.

Computer use. We allow access to the house computer which is internet enabled, but this must be used responsibly. Children must be supervised at all times and any abuse of this facility such as illegal file sharing and downloads will be reported to the relevant authorities.

Noise. Please respect our neighbours, by not being out in the garden after 11pm.
